Tenant Placement and Property Management Package

Our full-service management program includes:
Before the Lease
- An initial assessment of your property. During this assessment, we may make suggestions of improvements that can be made to the property to command a higher rent and/or attract more desirable tenants.
- Oversee any repairs and/ or renovations.
- Vacant properties will be staged with accessories to give the home a warm and welcoming feel.
- A Thorough market analysis will be performed to determine the best rental price for your home.
- Photographs of your property will be taken to document its current condition and for marketing purposes.
- Your property will be advertised where deemed appropriate which may include: www.craigslist.com, www.staugustine.com classifieds, The St. Augustine Record classified section, St. Johns County Multiple Listing Service, www.Realtor.com and on our own website www.SaintAugustineFineHomes.com.
- A custom marketing flyer will be created for your property.
- A “For Lease” sign will be posted on the property with an information box for flyers.
- All showings will be personally accompanied by an agent with Distinctive Properties of Saint Augustine or other licensed real estate agent.
- Prospective tenants will have a credit and criminal background check ($25 paid by applicant) which will be made available to you. We will verify employment and positive rental history.
- Provide an attorney drafted lease with legal back-up from Heist, Weisse, and Davis P.A.
Once the Lease is signed
- Deposits will be held in a non-interest bearing escrow account.
- A detailed move-in walkthrough will be performed and signed by tenant including photographs.
- Tenants are provided with a tenant handbook.
- Collect the rent each month; deduct management fee and maintenance expenses then mail a check for the remainder with a detailed statement from our accounting firm within 48 hours of the rental funds clearing our bank account.
- Tenant relations are a priority. Tenants are treated with dignity and respect. Our tenants are comfortable with us, communicative and happy to be living in your property.
- Handle day to day maintenance issues with your property. We have a team of experienced professionals to do work on your property and get your permission for any repairs anticipated to be more than $250.
- Periodically inspect the property to verify that the lease is being honored by the tenants. The items we check for are the general condition of the property, unauthorized occupants, unauthorized pets and any other tenant behaviors that could be a problem.
- If necessary, assist with late payers, lease breaches, abandonment and eviction through our law firm, Heist, Weisse and Davis, P.A. who specialize in Florida Landlord / Tenant law.
At Termination of the Lease
- Negotiate lease renewals with existing tenants.
- Thirty days prior to lease expiration or cancellation, the property will be inspected. If the condition is suitable; marketing and showings will begin prior to vacancy. If the property has condition issues; we will begin getting bids and scheduling work to be done so that the transition time between vacating and marketing is as short as possible.
- After tenant vacates, perform a move-out walkthrough; document any damages; bid repair work and send tenants the Florida State required Deposit Claim Form within 30 days. If no repairs or cleaning is required and tenant is due the full deposit it will be sent to tenant within 15 days.
Tenant Placement and Property Management Fee Schedule
A one-time, non-refundable fee of $150 is due upon signing of management agreement, this fee includes the attorney drafted lease for your property and the professional pre-occupancy cleaning before tenants move-in.
Tenant Placement Only:
100% of the first full month’s rent.
Tenant Placement AND Property Management:
50% of the first full month’s rent plus 10% of each month thereafter.
Lease Renewals:
50% of one month’s rent.
Project Management:
An hourly rate to be determined based on the scope of the project. |
